Inside A $49 Million Estate On Hawaii’s Big Island

The Big Island of Hawaii is aptly named. Many things are just that: big.

The 4,000-square-mile island is the largest in the United States. The state namesake contains the bulk of the archipelago’s landmass at close to two times that of the other islands combined. Perhaps not surprisingly, some of the state’s most expensive home sales have taken place on the Big Island.

But records are destined to be broken.

Although certain off-market properties are asking more, outsizing current public listings is a nearly 14,500-square-foot estate home in the Kailua-Kona area priced at $49 million―outpacing the public record sale of $43 million three years ago that was brokered by Hawaii Life.

“This is a very rare opportunity for a home like this to come up for sale near Kukio Beach,” says listing agent Carrie Nicholson of Hawaii Life. Among the bells and whistles are intricately carved wood panels, an outdoor soaking tub and a music room with performance stage. Within walking distance are dining and recreational options at the private Kukio Golf and Beach Club and the adjacent Four Seasons Resort Hualalai.

Set on 1.6 acres among other estate homes along the Kona Coast, the Hawaii contemporary built in 2008 and designed by Shay Zak of Zak Architecture is a showplace of the use of exotic lumber.

“The home has custom woodwork made of a variety of mahogany, koa, mango and teak woods,” Nicholson says. “Custom built by the original owner, it has never been on the market for sale before.”

Honu Estate, Kukio 10A, is clad in gold-tone travertine stone walls and topped by a scalloped teak roof. The mansion is entered through a courtyard centered on an artful water element. Interior finishes include bamboo and Venetian plaster. At the rear of the ocean-view home is a zero-edge swimming pool with sunning shelf. The more than 19 living spaces include a state-of-the-art theater, yoga room with a meditation garden, children’s playroom, seven bedrooms and eight bathrooms.

Unlike the previous record sale, the property has the advantage of being in a sought-after private club community. Kukio is a residential enclave of more than 1,100 acres with custom-built homes and estates. The 10-hole short course, designed by Tom Fazio, has practice areas and par-three and par-four holes. Membership is available to residents by invitation only through the club.
