New $20 Million Mansion Is A Welcome Sight In Low-Inventory Malibu

Despite consisting of less than 7,000 housing units, the Malibu real estate market is one of the most closely followed in the country. The coastal enclave regularly makes headlines around the world, be that from celebrity buyers, exceptional homes or record-breaking sales or, in some cases, all three.

Whether this reputation for exclusivity and big-time sales is the result of its limited supply or the cause of it is still to be determined. What is clear, however, is that Malibu is currently facing an extreme inventory shortage.

As of March 2024, there were only 140 homes for sale in Malibu, according to data from Zillow. In response, new construction is on the rise, albeit a gradual one due to strict building codes and slow permitting.

Stuart Vetterick of Beverly Hills-based Hilton & Hyland says that these new construction homes will likely occupy the highest end of the market in Malibu. “Newly built homes are expected to set new sales records in the area,” Vetterick says.

The luxury specialist added that new construction has brought variety to the market, specifically in neighborhoods like Malibu Park. “Malibu Park has evolved into a diverse mix of ranch homes, expansive estates, modern enclaves and everything in between.”

Vetterick is the listing agent for one such new construction estate in Malibu Park at 29600 Harvester Road, a project that was a labor of love for its seller, Iraj Safapour.

Covering 3.5 acres, the ocean-view parcel was purchased by Safapour some 25 years ago. Originally intended as the site for Safapour and his family’s private home, permitting delays stretched construction across the last three decades. “Our kids grew up and moved out,” says Safapour, “and my wife and I don’t need all that space.”

Space is indeed plentiful—the two-story residence encompasses an impressive 9,300 square feet, totaling six bedrooms and nine bathrooms.

Located on a hillside overlooking the coast, the property’s premier positioning heavily inspired the home’s design, says Safapour, who has long worked in Malibu developing commercial and residential real estate. “The property has fantastic views of the ocean. So, we built the home to make sure you can see that view from nearly every room.”

Expansive windows and walls of folding glass line the back of the home, leading out to a spacious terrace complete with an infinity-edge pool with spa, multiple fire pits and an outdoor barbecue kitchen.

Clean lines define much of the home’s sleek modern interior, emphasizing high-end material adornments, including Calcutta and onyx stonework. Wide-plank French oak floors carry throughout the open-concept living areas.

The kitchen features an oversized statement island adjoined by a stylish breakfast bar with seating for three. A narrow garden installation adds a natural feel to the space while creating separation between the kitchen and dining room.

Upstairs, all en suite bedrooms are afforded terrace access. Tucked away for privacy, the primary suite expands to include dual en suite bathrooms and an in-room coffee station, all with ocean vistas.

Other highlights include a fitness studio with sauna and steam shower, home theater and one-bedroom, one-bathroom apartment.

Priced at $19.9 million, the listing is one of the most expensive currently for sale in Malibu Park.
