New York City Residential Buildings That Won’t Stretch Your Budget

You say you don’t happen to have several million clams tucked away in last year’s ol’ jeans? We have good news for you, New York City new home shopper.

It’s not true every nice new residence in the City That Never Sleeps has to exist beyond the budgets of all but the super-rich. Attainable luxury – think less than seven figures — can be found if you know where to look. The buildings we’re talking about don’t compromise on design or amenities, meaning any tears you shed may be those of joy rather than defeat.

A less-than-seven-figure sale is notable given Rocket Homes’ report that Manhattan’s March 2024 median sold price stood at $1,360,590, based on all homes sold in the last 12 months. That number actually represented a drop of 1.1% since March 2023.

Occupying a vantage point overlooking Brooklyn’s Prospect Park, 111 Montgomery in Crown Heights offers a collection of 163 condominiums. Studios start at a shade under half a million, and two-bedroom residences are priced from $928,000 and up.

Residents can luxuriate on a frondescence-filled rooftop terrace, with panoramic views of Brooklyn Botanic Garden, Brooklyn Museum and the Manhattan skyline. They can also avail themselves of a sun-washed resident lounge fit for co-working, collaborations or social gatherings.

Studio owners may have paid less than the owner of the building’s $3 million, two-bedroom penthouse apartment.
